Thursday: Arrive & Exhale

Check in at 3 p.m. and get the keys to your kingdom. Drop your bags in our 1747 farmhouse: an elegant yet historic venue that feels like walking through a real life Pinterest board crossed with the most magical antique shop. Snack on the local cheese board we left for you, and pour a glass of wine— we stocked the fridge with the good stuff (when the venue owner is Martha Stewart’s Sommelier, that’s just how we roll).

Walk the extensive gardens, swing in a hammock, or sit by the 8-foot fireplace and say, "We're really doing this."

Rehearsal dinner options:

Our long-weekend packages include a welcome event for no additional fee; spaces and staff to help set up and clean up is included! Along with parking attendants, coat check, a golf cart, the works! The History of Black Walnut Farm

A Living History in the Heart of the Hudson Valley

We’re learning more each month about this remarkable historic property and the vibrant town of Saugerties, New York, where it stands. What follows is a working timeline of Black Walnut Farm’s history—as we know it today. This story is still unfolding, and we’re thrilled to be its latest chapter.

1747

The Stone House Is Built
The heart of Black Walnut Farm is its beautifully preserved 18th-century Dutch stone house, built in 1747 on traditional Esopus land. Using local stone and classic Dutch Colonial craftsmanship, this home is one of the oldest surviving structures in Saugerties. Thick stone walls, original beams, and hand-forged iron details make it a lasting symbol of early Hudson Valley settlement.

1817

The Myer Family Acquires the Farm
In the earliest official records of the property, Daniel Polhemus sells the farm to Benjamin Myer for $2,450—a notable sum at the time. At this point, the stone house was a seven-bedroom residence with two staircases, suggesting it may have served as a guest house for travelers along Kings Highway, one of the region’s most important early roads. The farm’s location near the Esopus and Plattekill Creeks made it a natural rest stop for trade and travel.


1831

From “Ulster” to “Saugerties”
The village was officially incorporated as “Ulster” in 1831, but by 1855, the town adopted the name “Saugerties,” derived from the Dutch Zagertje’s Kill, or Sawyer’s Creek. This renaming reflects the town’s growth from wilderness to a bustling riverside community rich with history, industry, and culture.

1850

The Singer Sewing Machine Arrives
The invention of the Singer sewing machine revolutionized rural domestic life. At Black Walnut Farm, one of these vintage machines still sits upstairs—a quiet relic of a time when self-sufficiency was key to farm life. It’s a beautiful reminder of how everyday tools shaped the lives of early American families.

1884

The Railroad Comes to Saugerties
The New York, West Shore and Buffalo Railway—later absorbed by the New York Central and now operated by CSX—was completed through Saugerties, running directly in front of Black Walnut Farm. This rail line, known today as the CSX River Subdivision, brought goods, mail, and opportunity to the area. It also marked a shift in Saugerties' economy from agrarian roots to industrial and commercial development along the Hudson River corridor.






1891

The Historic Barn Is Erected
On October 2, the farm’s signature barn was constructed by the Frese Brothers—local barnwrights and shoemakers—and builder K. Keller. Designed as a home for horses, cows, and hay, the barn was a centerpiece of farm life in the late 19th century. Crafted with traditional post-and-beam construction, it remains a testament to the hardworking spirit of Saugerties farmers and continues to serve as a gathering place today.

1902

A Book Is Written at the Farm
Benjamin Myer Brink, a descendant of the Myer family and former resident of the farm, publishes The Early History of Saugerties while living in the stone house. This comprehensive account remains one of the most important written histories of the region, capturing the origins of the town, including the arrival of the Palatines, the Esopus Wars, and the development of early settlements.

1983

The Cunningham Restoration
Chet and Myra Cunningham acquire the farm in 1983 and lovingly restore both the house and barn. Their work preserved much of the home's historic character; hand-hewn beams, stone masonry, and antique hardware, while updating the property for modern use. We owe much of the farm’s present-day charm and integrity to their vision and dedication.

2021

A New Generation Begins
On July 13, 2021, we became the newest stewards of Black Walnut Farm. Since then, we’ve been learning everything we can about its past while planting new roots for the future. We believe in honoring this land’s story—with all its grit, grace, and legacy—while creating space for community, creativity, and celebration. We can’t wait to welcome you here.

We can accommodate a maximum of 200 guests on the property. Maximum indoor seating is for 100 guests, however larger groups can utilize a tent for dining, and our temperature-controlled barn for cocktails and dancing.

We have so many unique spaces at Black Walnut Farm, and our versatility in how you can use them really sets us apart. The Barn includes our main dance hall, a bar area, a speakeasy-inspired lounge, a dressing parlor, and restrooms. When you book your event at The Barn at Black Walnut Farm, we will provide you with our hand-picked list—including wedding planners, florists, photographers/videographers, lodging, rentals, DJs, live music ensembles, hair and makeup, bakeries, officiants, insurance, rentals, transportation, valet parking, and more. Every vendor on our list reflects our dedication to warm-hearted, inclusive service.

You are also welcome to bring in your own vendors!

What is the parking situation for guests?

We have a parking lot for 100 cars. While you are welcome to offer parking for your guests onsite, we recommend hiring a bus service to shuttle guests for their safety and convenience so they can relax and enjoy all the festivities without worrying about driving. Uber and Lyft aren't reliably available in our area.

Are there any noise restrictions or sound system limitations?

Amplified music outdoors must wrap at 11— this is a law from our township. After 11, we can close the barn doors and keep the music going on inside— OR, transition everyone out to our bonfire for an afterparty (light conversation and music played on a quieter speaker are fine). As a courtesy to our neighbors, we kindly request that events wrap by midnight. We can recommend some fun options in town (6-8 minutes away) for after-parties.

How much time will we have for setup and breakdown?

We provide access to the property at 8 a.m. on the wedding day for setup. We provide an additional two hours immediately following the event for breakdown. If you need more time or prefer to load in and out on the days surrounding the wedding, that is included if you select our long-weekend package. For the single-day package, a convenience fee to set up or load out on the days surrounding the wedding will apply; please inquire.

Is there a room flip required for different parts of the wedding day?

We generally don't do a room flip, as we have so many indoor and outdoor spaces you can use during the event. Rain plans may involve flipping specific spaces, but we will walk you through all the options during your final planning meeting.

Financial Considerations:

What is the rental fee for the venue?

Our rates are subject to change based on your date or season! Please reach out to us, and we'll send you our current pricing guide: Request Pricing

Are there any additional fees or service charges we should be aware of?

Black Walnut Farm has a 15% Service and Admin Fee which is shared with our incredible venue team. Gratuities are not required or expected, some couples leave a little additional cash for the venue associates if they had a truly spectacular experience, which is always appreciated— but is completely at your discretion.

Do you offer a payment plan, and what are the terms?

We require an initial payment of 50% of the venue rental site fee and a signed event contract. Additional payments are due as follows: 25% ten months before your date and the remaining 25% six months before. If you book with a shorter lead time, we will adjust the payment schedule accordingly!

Is there an overtime fee if the event extends beyond the contracted time?

This will be assessed on a case-by-case basis according to your package. We provide two complimentary hours of load-out time immediately following your event; if you require more, a convenience fee may apply.

Are there any beverage minimums or corkage fees for bringing our own alcohol?

At The Barn at Black Walnut Farm, we provide all of the bar packages for your event. Due to our specific type of liquor license, we cannot permit our clients to bring in their own alcohol; we must purchase it for you from a licensed wholesaler.

Is there a cake-cutting fee if we choose to have our wedding cake onsite?

Each of our catering partners may have different policies on their services and what they include, so make sure to check in with them so there aren't any surprises.

Do you have an in-house caterer, and what menu options are available?

We have several excellent catering partners that provide full-service catering packages at Black Walnut Farm. We work with them to create a flawless experience on your wedding day!

Can the caterer accommodate dietary restrictions or special requests?

It's very important to us as a venue that all of our preferred caterers accommodate special dietary needs—such as gluten-free, vegetarian, or even vegan options! We take allergies seriously, and we will always accommodate them. 

Are we allowed to bring in an outside caterer if desired?

If you prefer to hire a caterer not on our list, they must be professional, licensed, and insured, and we can get them approved.

What are the options for bar services, including types of alcohol and beverage packages?

Is there a corkage fee if we provide our own wine or hard liquor?

At The Barn at Black Walnut Farm, we provide all of the bar packages for your event. Due to our specific type of liquor license, we cannot permit our clients to bring in their own alcohol; we must purchase it for you from a licensed wholesaler.

Backup Plans and Contingency:

What is the backup plan in case of inclement weather for an outdoor wedding?

We highly recommend a tent rental as a contingency plan to provide a space to move guests to and from while we 'flip' the Barn for different moments of your day.

If you reserve a tent but the weather looks perfect the week of the wedding, all of our local rental companies have flexible cancellation policies if you decide you don't need it after all.

Do you have a designated indoor space for a ceremony or cocktail hour if needed?

Most of our couples plan to have their ceremony inside the Barn in case of rain. Cocktail hour may also take place inside the Barn.

How does the venue handle a case of unexpected emergencies or logistical issues?

We have a venue manager who is in charge of handling all issues, including vendor load-in and load-out, any first-aid needs, and security matters.

Accommodation and Amenities:

Is there a bridal suite or designated space for the bridal party to prepare?

We offer our 4-bedroom, 2.5-bathroom farmhouse for getting ready! Common areas include the Sun Room, Living Room, Dining Room, and Patio. We haven't designated specific changing areas for each partner; that's up to you.

We also offer the use of our Barn for getting ready; there are restrooms, a changing area (the Parlor) with a mirror, and our mezzanine-level Lounge is available for a fun, relaxing space to hang out with leather club chairs, a vintage vinyl collection, and turntable, and a card table.

Do you offer a coat check service for guests?

Yes, this service is included in your venue fee.

Are there any restrictions or considerations for live bands or DJ setups?

We're happy to speak with them if they have any questions about our electrical capabilities!

Is there a dance floor available, and what size is it?

We do not include a dance floor. However, we have recommendations from several local rental companies who do!

Can you provide references or testimonials from previous couples who have hosted their weddings here?

How experienced is your venue staff in handling weddings, and will there be a dedicated coordinator on the day of the event?

Our venue manager and staff have extensive experience with weddings and events! 

We require a professional Day-Of Coordinator to run the schedule and timeline for the day and be our venue manager's point of contact for any issues that arise. Although this service isn't included in your venue fee, we do have Day-of Coordinator services available through our venue via a package add-on.

What is the venue's cancellation policy in case of unforeseen circumstances?

If we have to cancel your event due to an act of God or a similar emergency circumstance, we will refund your venue fee.

If you have to cancel your wedding, we do not provide refunds for any payments already made. However, our Event Insurance Partner offers cancellation insurance for a very reasonable rate; we highly recommend you purchase that for your peace of mind. You can claim to be reimbursed for all payments that have already been made to all vendors, including your venue!

Do you offer any additional services or amenities that would enhance our wedding experience?

We include items worth over $20K in rental value and services in our venue package— to minimize the number of outside rentals and vendors you'll need. Some of these include services like:

  • A parking attendant and coat check

  • Staff to set up and break down your floor plan

  • Farmhouse tables and 250 chairs

  • Many display carts and tables; in-house sound system

  • A portable PA and microphone

  • A digital photo booth

  • An audio guest book

  • A black wrought iron wedding arbor

  • A complimentary popcorn station

  • S'mores around the bonfire

  • Access to our collection of decor and service items you can borrow (including bud vases, votive holders, antique china platters, tiered dessert stands and cake stands, beverage dispensers, table runners and more).

The estate sprawls across 34 acres of land, with stunning indoor spaces and outdoor locations for incredible photo ops. Private nature trails wind along a quaint creek through acres of forests. Beautiful gardens are sprinkled throughout the property, filled with native plants, flowering shrubs, quaint stone benches, and antique iron lawn furniture.

Lovely open meadows stretch out to the horizon, filled with wildflowers and a glimpse of the Catskill mountains in the background. The rolling landscapes of the Farm are filled with tucked-away treasures like swings and hammocks, birdbaths and sundials, and all sorts of celebrations of nature (you might even spot a garden gnome or two!).

 And, the acres of woods across the property are worthy of a fairytale.

Ceremony Site Options

Outdoor ceremonies are particularly magical, as you and your loved ones gather in the meticulously manicured gardens or expansive open fields, surrounded by the beauty of nature.

The grounds at Black Walnut Farm offer three different options for breathtaking outdoor ceremony spaces, each with its own distinct feel– whether you're having an intimate wedding with a small ceremony or something more grand. Cocktail Hour and Reception Spaces

The Front Lawn of the Barn features an Amish garden shed with a secret, hidden bar inside– ready to delight your guests with signature cocktails infused with herbs and botanicals grown right on the property and homemade syrups made with love by the resident Farmtender. Host a lively cocktail hour filled with lawn games, or enjoy locally distilled bourbon around the roaring bonfire after dinner, with complimentary s'mores service. The venue provides patio heaters for cool evenings with crisp breezes rolling off the Catskills.

Guests love to pose for photos by the classic 1934 green Chevrolet truck, which is one of the most unique venue offerings of the Farm and is included in every event rental. A complimentary popcorn machine with a station for seasonings and salts will satisfy late-night snack cravings.

As if the stunning outdoor spaces didn't offer enough variety and beauty, the Barn is a rustic, elegant indoor reception event space that seamlessly merges views of the great outdoors with the modern amenities of a top-tier wedding venue. Originally built in 1891, the Barn was once used for raising horses but now a perfect venue for parties and special events- complete with a 4-foot disco ball.

The venue effortlessly combines rustic features full of character with the beauty of nature, creating a one-of-a-kind experience. And, because modern conveniences are essential, the Barn now features heating, air-conditioning, and state-of-the-art sound and lighting systems that can be customized for every moment of a special event. 

The Barn is intimate but features several distinct areas:

The Dance Hall

The Dance Hall is the main room and features a large chandelier and antique sconces reclaimed from a former dance hall. Street-lamp-inspired vintage lighting fixtures accent the central pillar of the room, with string lights glowing overhead.

Golden hour light streams in through a custom window wall install made from antique windows reclaimed from a former mansion in the Hudson Valley, and as the sun sets, the oversized disco ball glitters overhead. All lighting in the Barn is on dimmers to create the perfect vibe for each moment.

The dance hall can be set with rustic farmhouse tables and mismatched antique chairs (provided by the venue) for dinner service– about 80 guests can be accommodated in this space for dining (with an option to seat an additional 30 on the mezzanine). It's also common for larger groups to dine outdoors in a tent and utilize the entirety of the Barn for cocktails and dancing.

The Bar

Set back from the main dance hall is the bar area where guests can slip away from the party to order local wines, Old Fashioneds, or Kings Highway Spritzes before returning to the dance floor. The bar features stunning antique lanterns for the perfect sultry ambiance.

The Lounge

Up on the mezzanine level in the former hayloft of the Barn is a lounge area bursting with character. Leather lounge seating, Persian rugs, and antique Tiffany lamps create a speakeasy cigar bar feel. A curated gallery wall stretches up to the rafters with dozens of one-of-a-kind paintings and photographs to admire. One of the most popular features is a wall of vintage vinyl albums, with gems from Elvis and Johnny Cash, classic country-western and jazz records, throwback soul and rhythm and blues albums, and some fun surprises. Since the lounge area doubles as a getting-ready suite on the wedding day, a record player connects to the house sound system via Bluetooth, and wedding party members can take turns playing DJ while relaxing and prepping for the day's festivities. 

The Lounge is also home to a complimentary Audio Guest Book, tucked inside a 1940s phone booth reclaimed from an old hotel in Brooklyn. The Audio Guest Book looks like a vintage rotary phone: when the receiver is picked up, guests are prompted to leave a message for the newlywed couple, and the venue will send the audio files to the couple following the wedding. It's easy to see why Audio Guest Books have become so popular: having the voices of your loved ones immortalized forever on your wedding day is simply priceless. 

Crowning the Lounge are three more antique chandeliers, an epic view of the disco ball, and high-top cocktail tables where guests can enjoy conversation and drinks, accompanied by a dance floor view. Upon request, the Lounge can also be set with dining tables and utilized for additional dinner seating for 30 more guests. 

The Loft

Up at the very top of the Barn, you'll find the Loft: this area is equipped with more lounge seating, and DJs can set up there and preside over the dance floor (they are also welcome to set up on the main floor). Photographers and videographers are also welcome to use the Loft to capture overhead shots of the room below.

The Parlour and Restrooms

The Barn features a waiting room for the restrooms (which are ADA-accessible) called the Parlour. This space departs from the 'rustic barn' feel and brings us into a glamorous space filled with pink marble countertops, crystal chandeliers, gilded sconces, and a rose-colored Victorian tufted velvet sofa. This space is a fun surprise and gives an entirely different photo backdrop for your wedding photographer to capture!

The Farmhouse

The icing on the cake: onsite accommodations! The historic Dutch stone farmhouse, built in 1747, looks straight out of a storybook with its ivy-covered exterior. The farmhouse can sleep 8-10 people in 4 charming guest rooms, offering a resort-style feel for a long weekend wedding. You'll have a gorgeous, cozy, and relaxing 'home base' just steps away from the festivities, complete with a private fire pit, cozy common areas, two wood-burning fireplaces, and a hot tub for instant stress relief.

The farmhouse provides plenty of space for getting ready on the wedding day. With four bedrooms, a freshly remodeled kitchen, common areas including a living room, dining room, patio, all-season sunroom, and a large wedding suite with an ensuite bathroom, there's ample room to relax and spread out– much more comfortable than the entire wedding party cramming into a small hotel room for hair and makeup services! Glam teams especially love the sunroom with floor-to-ceiling windows on three sides, allowing tons of natural light to perfect the makeup looks on the big day.

Convenient location, remote feel

One of the best things about the property is how centrally located it is: while the upstate New York area has no shortage of gorgeous venues, Black Walnut Farm is unique, with a perfect location that feels totally secluded and remote-- but is only 5 minutes away from downtown Saugerties. The Village of Saugerties is filled with art galleries, antique shops, lively bars, and a diverse array of restaurants. Everything you need is located within minutes of the Farm, giving you the peace of mind that only a convenient location can offer. If you forget anything, you'll find CVS, several grocery stores, and retailers like Target just minutes away.

Local lodging options

Aside from our onsite lodging for 8, we have a sister property just 6 miles away called Chestnut Hill. Loving designed in the same style as Black Walnut Farm, it’s a perfect place for the wedding party or family to stay.

There are several local hotels in Saugerties within a five-minute drive of Black Walnut Farm: The Diamond Mills Hotel, Holiday Inn Express, Howard Johnson by Wyndham, and Comfort Inn, which makes the venue very convenient for your guests.

Several additional national hotel brands are within seven miles of Black Walnut Farm in nearby Kingston, including Hampton Inn by Hilton, Courtyard By Marriott, Residence Inn by Marriott, and Best Western. Many guests today prefer to stay at hotels where they earn or redeem loyalty rewards points rather than the traditional wedding 'hotel block,' and plenty of great options are nearby.
